Diese Situation zwingt Projektentwickler und vor allem Investoren zum Umdenken. Spezialimmobilien und insbesondere Hotelimmobilien stellen inzwischen attraktive Anlagealternativen dar. Hotels gehorchen zumeist anderen Wirtschaftlichkeitskriterien als übrige Immobilienarten und können so gerade in den Portfolios von Immobilienfonds für eine interessante Vielfalt sorgen. Fonds und insbesondere offene Immobilienfonds, die eine der bedeutendsten Investorengruppen des Immobilienanlagemarktes darstellen, stehen heute in einem verschärften Wettbewerb mit anderen institutionellen Investoren um hochwertige Immobilienobjekte und Standorte. Von daher kann die Aufnahme von Hotels in ein Portfolio eine attraktive Option sein.
